The provision of electrical, mechanical, plumbing & lift consultancy services associated with the building services survey for the potential lease assignment of the 5th floor of circa 13,000 ft2 commercial property at 10 Temple Back in Bristol.
The project involved the survey of the building services on the 5th floor of the office building which comprises circa 13,000 ft2 of commercial space, to include for the landlords services serving the demise.
Box Twenty were appointed to inspect the 5th floor of the building as the Client was proposing to take over the lease which currently has another 7 years remaining. Our assessment of plant, equipment and installed M&E systems were based upon a minimum economical operational life expectancy of 7-8 years.
We also reviewed the tenants proposed fit-out requirements and commented on the suitability of the installed systems to adequately service the proposals.
The building houses five lifts including four passenger lifts and one goods lift which were also considered.
The building was significantly refurbished just prior to 2014, which included the majority of the M&E services.
