M&E Consultancy services for the proposed new-build industrial & office headquarters facility at Avonmouth, Bristol.

The project comprised of the provision of a single new-build industrial unit of circa 35,000ft2 including ancillary offices of around 20% of the overall building footprint.

Box Twenty’s role was to provide “light touch” M&E input and to attend a meeting with the client in order to generate a Clients brief for the project and to produce Performance Specifications (Employers Requirements) to enable D&B Contractor tenders for the works to be sought.

The project is split into three sections; warehouse, offices and the yard.

The Warehouse:

  • Phase 1 - 35,000 sqft;

  • Phase 2 - Potential to add 15,000 sqft;

  • Including light warehousing / storage / distribution, 6 Electrical Roller doors, 12m Eave, 15% natural light, with an 8ft internal block wall perimeter and a canopy over loading doors.

Offices:

  • 7,500sqft smart but functional offices to bring customers into that is intergrated into the main warehouse;

  • 25 seater boardroom;

  • 5 individual office pods;

  • Reception area;

  • Open-plan office with breakout area and canteen;

  • Toilets and shower facilties.

Yard:

  • Secure rear yard;

  • Electric gate;

  • Artic Turning area;

  • 50 Total van/ car warehouse parking within the yard with EV power supply provision.
