The scheme comprises a new build replacement detached dwelling, as well as a new build boathouse and potential mooring inlet into the Thames.

This beautiful site in Goring fronts the River Thames and lies within an Area of Outstanding Natural Beauty and the Goring Conservation Area.

The existing house will be replaced with a modern five-bedroom home that makes the most of its context and water assets. The plans also involve a new boathouse and associated landscaping to ensure the building and site work together.

Influenced by the setting, the designs and proposed landscaping will create the idea that the Thames is winding its way up through the long site to join the building. A simple lightweight timber-clad building will be cantilevered over water and the landscape. The interior designs include an open plan approach, with windows and terraces overlooking the garden.

South Oxfordshire District Council has approved the full planning application submitted by the architects Nash Partnership.

Box Twenty have been involved during the early design stages to assist in creating a low energy building design with high thermally efficient fabric and a low air permeability.

We have modelled the building to assess thermal comfort with external shading proposed to mitigate the effects of overheating. The low demand for energy is met from underfloor heating and we have designed a composite ceiling radiant system on the ground floor to keep the services above the potential flood zone.

The project is currently at tender stage where we have produced a Stage 4 package. We will then monitor the installations on site and through to completion on behalf of the client.
