Project Value £15M / Status Started in 2017/ Stages RIBA 1 - 2

The Redland Court development consists of 43 dwellings across a range of new and refurbished buildings, a number of which are Grade ll* listed.

Box Twenty won this development opportunity with Kersfield, where the architects, AWW and Nash Partnership are working up plans to develop the main campus site at Redland High School into a selection of residential properties, ranging from one-bedroom apartments to four and five-bedroom family houses.

Work includes converting the school buildings and sympathetically renovating the Grade-II* listed Redland Court, plus restoring mature landscaped gardens.

The site became available after Redland High School announced plans to merge with nearby Red Maids’ School in September 2017 to become Redmaids’ High School based in Bristol.

Box Twenty have provided M&E, Energy & Sustainability services from RIBA Stage 1 to 2 in order to submit the scheme for planning.

We undertook early surveys of the existing building including recently replaced main heating plant for the school and determined that the systems could be modified and enhanced to provide a new district heating system for the development linked to a new CHP engine mounted within the existing plantroom.

One of the proposed buildings on site in an “Eco” lodge. for this we proposed significantly enhanced U values and air permeability and the dwelling is semi-recessed into the ground.

By the use of MVHR, LED lighting, the district heating system and the use of PV panels, we were able to demonstrate that this dwelling could be enhanced to use very little energy and offset the CO2 used through its own renewable energy sources.

The scheme achieved planning in late 2018, and we are anticipating detailed design commencing shortly.
