Box Twenty were appointed for the provision of mechanical, electrical and plumbing consultancy services for the proposed development of a YMCA hostel accommodation building and residential accommodation in Wimbledon.

This project is the redevelopment of the YMCA hostel building consisting of 120 hostel rooms and some ground floor amenity spaces including open plan office, cafe and gym circa 4539 m2 GIA of hostel accommodation and supporting amenity areas as well as circa 7252m2 GIA of residential accommodation including ground floor retail unit; Part of the proposed development is the construction of 149 residential units and a commercial retail outlet. Once planning is achieved it is proposed that the project will be tendered based on RIBA Stage 3 M&E information.

Box Twenty have developed an Energy Strategy that reduces carbon emissions by 71% helping to meet the carbon reduction targets required by the London Borough of Merton and the GLA.

We have advised Thornsett on the minimum carbon offset payment requirements as well as what could be expected under the emerging Merton Strategy.

Box Twenty have also successfully agreed a route to achieve a BREEAM Very Good as required by Merton, whilst also advising on a route to Excellent should this be required.

Box Twenty are have provided MEP and BREEAM design services to RIBA Stage 2 to support the planning application and look forward to producing a RIBA Stage 3 design for tender once planning is achieved. Once the successful contractor is appointed, we would remain Client side throughout the RIBA Stage 4 process.
